The estate is located at the southern entrance to the beautiful Val di Chio and features a detached unrestored farmhouse and several outbuildings. 

The farmhouse, regarded as the district's stand-out property, was built over 200 years ago and classified by the Authorities as being of historical interest. 

The range of buildings are situated in an attractive setting with uninterrupted views of picturesque Castiglion Fiorentino and neighbouring olive groves, vineyards and arable land. Working farms, traditional dwellings and church spires dot the landscape. 

The estate comprises 10,000 square metres of prime land, featuring cypress, oak, umbrella pines and 200 mature olive trees. 

Overlooked by the Castello di Montecchio, the land is particularly captivating given its varied topography, interspersed with olive groves, several complemented by sandstone retaining walls. Characteristics of the estate fully support the plan to privatise and beautify the land, and create value-addition.


Estate Redevelopment

A design concept has been created to deliver refined accommodation, featuring two separate properties, enhanced by stylish and functional external relaxation and entertainment areas. 

Land adjacent to the dwellings has been planned to include contoured olive grove terraces, and landscaped gardens featuring a striking infinity swimming pool. 

Pedestrian and vehicle access points, leading to discreet car parking areas set amongst olive plantations, have been thoughtfully considered.

Proposed layout of the farmhouse interior capitalises on its inherent and historic features, and skillfully harmonises an overall theme based on 'comfortable-contemporary'.  Considerable emphasis has been given to maximising use of space and natural light, via sympathetic opening-up of walls, enlarging existing windows and strategic use of skylights.

The second property - labelled dependence guest house - shall comprise the collective volume of old outbuildings and constitute a new structure, suitably distanced from the farmhouse, and proposed to follow the prevailing design theme.

The external appearance of each property shall be typically Tuscan.

Planning Approval and Drawings

Redevelopment plans of the farmhouse and primary exterior features and pool have been preapproved by the Comune of Castiglion Fiorentino. Plans for the guest house have been formally approved and carry a 10 year validity.  Project drawings, devised by a local architect, are available, including layout suggestions for furnishings and/or fixtures per room, per property.  Interior and exterior 3D images have been created to illustrate the project post renovation.


Property Utilisation

In combination, the two dwellings provide circa 400 square metres of usable interior space. The scale presents flexible usage opportunities insofar as the entire estate is eminently suitable as a primary residence with guest facilities, or partly offered - using the guest house - for rental.  Similarly, the farmhouse could be assigned to rental with the owners using the guest house. Conversely, both properties could be singular or collectively offered for rental.


Location and Amenities

The estate is situated just five minutes drive from the unspoilt and delightful town of Castiglion Fiorentino. The town boasts several noteworthy restaurants and traditional shops. Its rail station provides high speed connectivity to major destinations: journey time to Florence is one hour. Rome can reached in two and a half hours.
